How often should I have my tile roof inspected?
Tile roofs should be professionally inspected at least every 12 to 24 months, and after major storms or weather events. In high-exposure or coastal areas, more frequent checks may be necessary due to faster wear.
Are tile roofs energy efficient?
Yes, tile roofs are known for their natural insulating properties. Their thermal mass helps slow down heat transfer, keeping homes cooler in summer and warmer in winter. When combined with good ceiling insulation and ventilation, tiled roofs contribute to improved energy efficiency and comfort. Terracotta tiles, in particular, have excellent thermal performance and can help reduce reliance on heating and cooling systems.
Can you paint a tiled roof?
Yes, tiled roofs—especially concrete ones—can be repainted to refresh their appearance and add a layer of protection. The process involves high pressure cleaning, applying a primer or sealer, and then finishing with one or more coats of specialised roof paint. Painting can help resist UV damage, improve water resistance and extend the life of older tiles. Terracotta tiles are less commonly painted unless they’ve been manufactured with a paintable surface. Always use coatings designed specifically for roofing.
